What to Look for When Evaluating a Property
Roof age and condition — Ask about roof age. A roof over 15 years old is approaching the end of its typical lifespan. Significant from an insurance perspective.
Impact windows and doors — Impact-rated windows and doors are the standard for hurricane protection in South Florida. Properties without them require a shutter or panel solution.
HVAC age and condition — Florida HVAC systems work harder than anywhere else. A system over 10 years old should be assessed. Ask for service records.
Signs of water intrusion — Look for staining on ceilings and walls, especially at ceiling-wall junctions and below windows.

Budget for higher-than-expected utility costs. Build a network of reliable service providers early. Take hurricane season seriously from your first June.
