Annual Property Maintenance Checklist for Florida Homeowners

Florida's climate creates specific maintenance demands. This checklist covers what to inspect and address each year to protect your property.

Exterior — Check Annually

Caulking around windows and doors — Look for gaps, cracking, or separation. Re-caulk anywhere the seal has failed. This is the single most important water intrusion prevention measure.

Roof — After hurricane season, inspect for missing or lifted shingles, damaged flashing, and debris buildup in valleys.

Gutters and downspouts — Clean and inspect twice a year. Blocked gutters overflow against the house foundation.

Driveway and walkways — Pressure wash annually. Check for cracks that may need sealing.

Exterior paint and stucco — Check for cracks in stucco and areas of paint failure.

Interior — Check Annually

Bathroom caulk lines — Replace caulk that is cracked, pulling away, or showing mold growth.

Door and window operation — Should open, close, and latch smoothly.

Ceiling fans — Check for wobble and lubricate if needed.

HVAC filter and drainage — Florida HVAC systems run most of the year. Replace filters monthly. Inspect the condensate drain line for blockage.

Pest Prevention

Seal any gap or penetration on the exterior larger than a quarter inch. Have a pest control service inspect annually.
