Why Caulking Fails Faster in Florida
Caulk expands and contracts with temperature and humidity changes. Florida's extreme heat, high humidity, and frequent rain create more aggressive cycles than most climates. Caulk that might last 5–7 years in a northern climate may start failing in 2–3 years here.
Where to Check First
Bathroom and kitchen caulk lines — The joint between tub or shower and wall, countertop and backsplash, and around the sink base. Failed caulk here allows water intrusion behind tile and into walls.
Window and door frames — Exterior caulk around window and door frames seals against wind-driven rain. Failed caulk is a common source of water intrusion.
Exterior penetrations — Any place where pipes, wires, or HVAC lines penetrate an exterior wall. These also let in insects.
What Failed Caulk Looks Like
Cracking, shrinking away from the surface, discoloration or black spotting, or a visible gap between the caulk line and adjacent surface.
The Re-Caulking Process
Old caulk must be fully removed before new caulk is applied. Applying over existing caulk creates a weak bond that fails quickly.
