Before Hurricane Season (March–May)
Roof inspection. Windows and doors — confirm all close, seal, and latch properly. Caulking — inspect and re-caulk anywhere showing gaps. Gutters — clean and secure. Generator — test and service. Documentation — photograph the property inside and out.
Before a Specific Storm (72–24 Hours Out)
Bring in or secure all exterior items. Charge all devices. Fill vehicle with gas. Close and lock all shutters or panels. Know your evacuation zone.
After the Storm
Wait for an official all-clear before going outside. Do not approach downed power lines. Walk the exterior systematically: roof (from the ground), windows, doors, exterior attachments. Document any damage with photos before any cleanup. Address emergency repairs — tarping a damaged roof, boarding a broken window — within 24–48 hours. File insurance claims promptly.
Post-Season (December)
Full property inspection. Address minor damage not requiring emergency repair. Document property condition heading into maintenance season.
